Our Investment Strategy

Watermark’s strategy is to generate consistent and high returns for investors by acquiring income generating properties that historically have been poorly managed, were underpriced and/or benefited from an upfront capital investment to improve rental income immediately and for the long term.

The depth of our local expertise and local network in all our markets is what give Watermark Partners Real Estate an edge in identifying high-income generating properties that can meet our stringent quantitative and qualitative investment hurdles, and enable us to provide consistent high returns to investors.

Managing for Growth

At Watermark Partners Real Estate, it is our strategy of leveraging our local expertise to identify properties that historically have been poorly managed, were underpriced and/or benefited from an upfront capital investment that has enabled us to improve rental income immediately and for the long term for our investors.  We have a strict analysis and investment process, maintain low management costs, and sweat the details.

We are equally rigorous in our monitoring of local market conditions to enable us to harness the most beneficial exit from any given property for investors.

Quantitative and Qualitative Analysis

Our analytical approach for every new property we look at is broken into a focus on qualitative and qualitative hurdles.  From a quantitative perspective we analyze every property under a variety of different price, interest rate, cost, and vacancy scenarios.  From a qualitative perspective, we assess not only the nature of the seller and any pressure around a given sale, but also the competitive landscape, our capacity to add value to a given property, and any ancillary benefits we can harness for our investors and the community by creating an improved neighborhood.

Transparency with Investors

Manager Alignment

  • Management Equity Participation. All members of the Leadership Team are investors in Watermark Partners Real Estate funds. A significant so source of the team's compensation is through ordinary holdings in the funds.
  • Watermark prioritizes the return it yields its investors. Our funds compensate managers with a fee structure created to fully align managers with the long-term interests of investors.
